The best defense against rats entering your property is to seal off all entry points (holes, cracks in walls), remove food sources (dirty dishes, food left in trash cans), and water sources (like leaks). 

US prime-age employment-too-populace ratio is 80.9%....I should have never looked down this rabbit hole, it's depressing, lol. 

And following this convoluted rabbit hole calculate what kind of property you would need to exceed the profit level you have right now. 

We finally close with title insurance.14. seller is holed up  its a massive hoarder situation as bad as I have ever seen.15. another 6 months to get eviction.so about 30 months later we finally take possession and bull doze house and built three new homes.  250k in out for 30 months  another 30k in legal fees..

What holes do you see in my strategy and do you have any recommendations for this first time home buyer? 

I myself have felt more than a few times that my post must have entered a black hole or something.

By the time they research and go down all the rabbit holes of different strategies, never sticking to one in order to gain traction, they get exhausted, throw their hands up and never take any real substantive action.Pick something and go with it, all the way to its conclusion.  

Also I would talk with those that install systems they usually have a good feel for areas and maybe will do an onsite inspection.for me if just vacant land and all i need to do is dig a 3 foot hole to get soil samples I am going to just do that. 

No business succeeded by drilling many holes.
