If a tenant calls me I do not pick-up and if they leave me a message I will deliberate on the issue and almost certainly respond no.3.

Fantastic to think of using it as a deliberate and ongoing strategy.

But there have been times when I knew the agent was deliberately mis-communicating my offers for their own purposes.

Looks like some old tenant deliberately took a crowbar to it.  

In this case, the seller deliberately publicized that her house was actually haunted. 

If the answer is yes, then you are deliberately trying to mislead the state by hiding behind a trust.

I actually had a flip turned brrrr and so I’m definitely not the perfect expert in terms of deliberate brrrrr stuff but have done two refi’s now. 

I'm going to go out on a limb and say that anyone using 1031s as a deliberate thought out strategy who ends up in worse shape at the end of the game has a problem with execution and use of the tool. 

I'm not advocating to rationalize and flex on your criteria, I'm  advocating for deliberately discounting it because it's your first, acknowledging the context of your situation and setting a strategy that aligns to the amount of hustle, education and proaction you are prepared to take.
