Sounds like maybe the egress window is the way to go if I want it to be a legal bed.I see in the code that it states that it can't be "below grade and damp".I was wondering if anyone knows if that means as long as I have a built in dehumidifier running, then it would be ok?

We have since put in a dehumidifier but too little too late it seems, I believe the basement will need to be sealed.- The unattached garage (built into same hill) has drain run off that goes underneath the driveway and into the road.

Very good lighting inside&out (on a timer), plus motion activated lights as much as possible/appropriate (they make super bright LARGE led ones, even solar now so don't need to be hard wired).

- Motion trigger activation, and I’d prefer if it would record longer than 30 seconds when triggered - The ability to download and store videos - Real time notification on my phone when camera is triggered - similar to my Ring doorbell I use at my home- Cameras record both video and AUDIO- My ability to talk to people through the cameras would be a bonus - Night vision for outside cameras a bonus- Ability to remotely swivel horizontally - and vertically?

So, they will need to remove insulation to access all joists/floor boards.We agreed Dehumidifier to be installed to prevent the issue from reoccurring.I already have vapor barrier installed.Crawl Space Ninja stated that the fiberglass blanket insulation between the joists in my crawlspace can remain removed post remediation.

Then 3rd day adjuster visited and later provided estimates of $2.3k that was somewhat I was ok with and meanwhile one dehumidifiers and 4/5 fans were continuously running in basement so far 5 days passed .
