I find it hard to believe they did not know the tenant was a bum upon completion of the transaction.

I think more than anything else that bums me out is that these properties were bought well and promised to have good profit margins, but due to my own laziness my lunch got eaten by someone else.

I'm starting to get a little bummed out, because I'm always busy working, but nothing has converted recently, so I feel like I'm running with my head cut off.

Dylan Henke what might help is instead of taking a "leap" that could induce a fair amount of anxiety, decide to do a small project, say a cosmetic flip, create a 6 month plan, and back into small, week long steps.

I've been couch surfing (read: bumming) the last year when I am back in the states, and I am incredibly grateful to my kind friends and family, but I can't tell you how old this is getting for all involved.So I decided to settle a bit for now, and find a reasonable home to live in that allows me to easily cover the mortgage, and at the same time continue to save more, and look for another property to buy and hold.

That's not to say that other Title companies won't "work with" investors, but the "work" you are most likely referring to is legal in nature and in providing those services as an inducement to get your business, these smaller title companies often knowingly walk across that solid yellow line.
