Stay informed and read plenty of books! 

I have read a bunch of books (many by BP) but if you have an resources I should evaluate, please let me know. 

Best place to start is reading up in the forums, buying a book or two, listening to the podcast and attending your local REIA.

Then you can read a more in-depth book like The Book On Rental Property Investing by Brandon Turner or The Unofficial Guide to Real Estate Investing by Spencer Strauss.2.

Hello BP, I'm highly interested in purchasing a Self-Storage Facility this year, I've read books, looked at youtube/instagram videos and podcasts, I'm interested in a mentorship program, because I need assistance from start to finish with this process ( i.e.

The accounting class will help you keep your books in order and understand your taxes.

Books, podcasts, and videos are another excellent source of learning. 

There is more beyond merely setting it up though involving the operating agreement, separate accounts and books and no co-mingling and many people don't keep that piece maintained too well.
