Anyway-why blaze a trail when you can walk down a worn path.

I've started, blazed right through Rich Dad, Poor Dad (that's actually what got me on here), and am working through the RDPD series' book on corporations.

Reading strategies and blazing off on your own is a good way to find trouble and lose money. 

I know that real estate agents start blazing fumes when they hear a buyer is working with someone else, which I agree with, since why should the RE waste their time only to have the buyer turn around at the end after multiple calls, trips and spent time, and close with someone else.  

You can't just go in guns blazing, you have to offer them something they don't have in exchange for the house that they do have.Be friendly, helpful, and understanding.

After reviewing your numbers and the trail you're trying to blaze, I would try to make this into a joint venture with a money partner who can make sure the property has the value you say and who has money for a down payment.
