Pictures are a life saver if an issue arises at a property!

I’m sure even with a reinstatement (closing attny is working to get that), that this is not looking good for me once I become the beneficiary in the trust (the contract is for land trust beneficiary interest) of which my LLC would be 100% owner.I’m sure you all can see the issues that can arise here..the DoS clause has me up all night worrying and watching more videos about how to “get out of it” some numbers for context, property value is about 170k, it has a Mtg of 90k.

And the few options that arise are very overpriced due to scarcity. 

I'd have them sign my own lease on renewal and I'd make sure I had enough information on them so I can go after them if a legal issue arises such as employer and other similar data. 

She is in a good position with the contractor who appears to be in direct contact with the tenants in terms of minor fixes as they arise. 

Opportunities often arise when others are not paying attention.

It's understandable that unexpected things arise sometimes, especially when you're opening up walls or dealing with older electric or plumbing.

Is there a funky property tax issue that arises with the collateral that is a local municipality error and can lender quickly analyze the situation, assess and articulate the risk and allow draws to carry on or will they make the life of the borrower miserable?

I basically just told them when they moved in that any drama that may arise from them sharing the house is between them and has nothing to do with me (as long as the house/people aren't being physically harmed).If you do end up renting to veterans I think your best bet to ensure everyone gets along is to just make one lease for all 4 bedrooms.
