@Jesse Simmons I want to tackle this from a little different perspective if you don't mind.  

After 2-3 noise complaints and a discussion, I speak with the tenant and tell them that they may benefit from a single family home instead of an apartment or maybe a different kind of apartment setup and that I would be happy to let them out of the lease if they wanted to move. 

Is this confusion on the lenders part, given that they are headquartered in a different state (Pennsylvania I believe), and is a matter of semantics, or is this standard practice? 

I'm wondering if it's different by company. 

What do they say the rents are for the different units??

The reality of investing is often much different than people see on social media - you need the fuel to power your investment properties!

There will always be some differences in weather by area.  

Appraiser used comps 10 miles away, different school district, different sizes, I think all had 2car garages, subject had 3. 

I have lived and worked real estate in both Fayetteville and Phoenix currently in Mesa.They are both great but the strategy is a little different.

So it would seem if the ratio is variable based on rental rates, that comparing rent to price is a ridiculous filter since you need a different ratio for each rental rate.
