Myself, when I sell a property with Seller financing, I go ahead and create the deed, have it notarized and its filed in a safe place just in case I was to be dead or incapacitated at time of the buyer paying off the note.

I have the deed prepared deeding the property to them, sign it and notarize it, but it stays in my safe box until the note its paid in full and at that time it will be filed with the county along with an addendum to the Memorandum of Land Contract.
