Traveling professors and medical professionals would probably be my target avatars.I am biased though toward MTR as a strategy, and it's not without risk to spend a couple grand converting an empty LTR into an MTR, so consider all of your options carefully.

@Dayana Castellon the only marketing that would make sense is marketing Airbnb & VRBO are NOT covering already.Maybe market directly to insurance companies looking for rentals for their clients needing temporary housing while their fire-damaged home is being repaired.Corporate travel departments might be another option.Hospitals with resident doctor programs.The challenge will be doing this marketing efficiently enough to make it worthwhile.

However, options can probably be used to flip properties for smaller profits and less risk on a more continuous basis.Purchasing properties (hopefully) cheap, keeping them in inventory, and selling for profit when the opportunity arises is much more difficult.

I priced it only about 14% higher than the long term rental which matches traveling health professionals' budget on Furnished Finder.So I'm leaning toward longer term rental because even if I secure midterm tenant, that 14% more isn't really worth the potential vacancy.
