This could be a home with a floorplan that allows you to rent a room, a guest suite, storage area in the backyard, etc.

The wish is to have an in law suite, ADU, or portion of the home that can be enclosed and made into an efficiency apartment that can be used for the vacation home.

However if you're looking for cash-flow right out of the gate I'd say there are cities that would be better suited for that on your list but not impossible to come by out here -- really just depend on your goals. 

And then non-agency lenders will hopefully follow suit or lead the charge since they can dictate their underwriting standards.

Storage is a very smart play and you do need to know the intricacies to do well and where to target, but most of the guys who are actually good at it you can get all the info from just watching their YouTube of Instagram Stories and then slowly reaching out.

It sounds like you may not be suited to live among tenants, as you're probably going to hear some music at noon and you may have slammed some doors to make shelves fall on people's heads.
