Taxes, insurance, pest control, utilities, software, etc comes out to around $13k per year each for my 2 bedroom cabins.Also unplanned capital expenses will add up.  

You don't want to discount the personal livability of an area.

Option A, we list at this price, Option B, if you want to sell at a discount today I have a list of cash buyers that will pay 60% of that price, Option C, if you will leave the existing financing in place and sell it Sub2, then some of those cash buyers will pay 70% of Option A, or some variation of that.I guess it depends on what city your are in. 

I've been in software development for over 15 years and leaving the 9-5 to stay home with our son.

I use QuickBooks for our accounting software, and it has a built-in millage track that I use. 

There's other expenses like taxes, prop mgmt software etc.Total operating expenses for the year come to $32k.

Can you really manage both platforms without paid property management software?

There is not a software I am aware of that breaks down the annual to monthly.

My guy will be doing the same.Year 3 we plan to make the move together and build (my guy works for a builder so huge discount there)After year 3 and we are settled and married and living in our home and we would have our duplexes we would love to continue into flipping, or BRRRR maybe one per year….
