We’re already feeling the effects of a softening but on the multi-family investment side of the equation there are factors at play that should help offset what the downward pressure rates are putting on pricing. 

People who don’t own a house right now are already renting and like I said they more supply keeps coming on the market for them so that will soften rental prices.

I've seen a lot of sellers listing their homes at a price that might have worked 6 months ago but now that the market is softening so lenders are being stinger and rates are going up so there are not as many good deals.

HELOC s often have a cap of 18-20% get that note out and read it as is probably tied to prime rate which is climbing

In a lot of markets you're already seeing prices soften but there's a lot of uncertainty going into the spring - although demand will continue taking a hit some markets are still very short on supply and it might cost you to wait until then.

Personally I’d wait out a softening in this market over winter as these elevated rates suck the wind out of buyer’s sails.
