I see the numbers making sense from how they've listed it on the site.

I get being annoyed by the constant adding of rules and regulations from the site, it bothers me as well, but frankly, anyone who wasn't already meeting these guidelines with their messaging shouldn't be hosting anyway.

Most managers are on just these sites and perhaps their direct websites, but the others are realistically the primary source. 

There are some pay sites like thumbtack too.

So I don't think that warrantable vs non is relevant.Check out the site and see what you think.

Also site like furnished finder will have active comps you can look at and comps out. or use airbnb search with 30 days+ or more to see the active comps. it will be close or less than the active comps abit

ya I kind of figured that.. most folks on this site are probably still looking for those rates through a real secured vehicle an they dont exist..

If you can buy "as is" or buy "site unseen" all which require due diligence on the buyers behalf.
