I have 12 properties now, some of which I self manage. so I was really looking for a software that could handle both property management and accounting, including a schedule E report for tax filing. 

By self-managing I know which of my properties are problem children and which are my star performers.

Knowledge is power and for me, it builds my self-confidence so I’ve been bingeing podcasts, books and also recently gotten my real estate license so that I could have a better understanding of real estate in and of itself, with the hope of building upon that basic knowledge with what I’ve been learning about in real estate investing.

There is no "self-help" in Florida, and likely that's the case for all 50 states.

Do I need to find one that specializes in what I am looking for...like self storage or warehouses or old building conversions?
