You can also have the tenant respond in writing to your renewal lease with confirmation that they are not renewing and will be vacating the unit.

We negotiated a 7 month lease (his request... which I thought was fine seeing as if he chose not to renew, it would be easy to find a tenant in Summer) with a condition in the lease that if wanted to extend to the end of the year, he would need to let me know by the end of February.

Along with negotiating the feasibility period and due diligence periods I'd concurrently do 2 things based on your plan:1. talk to the solar companies in the area and understand their site selection process, how they structure their deals, how they operate, etc. 2. talk to the power company and see if they need more renewable energy and if building another solar project in that area makes sense.
