@Dan Travieso thanks for the advice, I had a decent amount of research already done and actually reached out to a previous landlord who I, as a renter, had a good experience with....she was happy to provide the attorney she used along with other references for accountants, handymen, and contractors.

I a lot of people are changing to SWD since it depends on how good the insurance company from the previous transaction, etc. 

However, once that loan is made from the IRA, all transactions are 'arms length' and I as the IRA holder can only provide administrative and investment oversight. 

With all of that being said, am I a little nervous about closing on the 30th of March.

@David Hulit Question-SBA form 1368-this refers to sales/goods-do I as a sole proprietor need to fill out?

This ways the first Investment that I (a Real Estate Agent) sold to myself.

The other higher value house is vacant.Hopefully our primary agent doesn't take it personally if I'm open I'm exploring other avenues to list, too.I seem to remember some states brokers and lobbying efforts making FSBO a lot less possible/friendly, and I can't remember how Iowa falls because we haven't listed something here that way before.

Like I said, I first invested 2 hour drive south of where i live Fairfield Iowa, once i got a handyman, property manager, plumber, HVAC and electriction there that I trust (where NOT the cheapest), I only went to the units 2 times in 2019 and that was because I had PTO days to use and was being cheap about having someone else install a dishwasher and oven.So cashflow per month is your goal to replace expenses and then replace income. 

@Andy Lo more people are leaving Chicago for Vancouver every year than the amount of people moving here from Wisconsin/Iowa.
