Not that its impossible, you'll have better chances partnering with someone in your local market that has some experience and is willing to mentor you. 

Interest rates are so high it seems impossible to build a cash flow positive portfolio using loans.

STR is definitely different business than LTR which requires more time and interaction, for me it's impossible to run STR without PM especially if it's located far away.

It's true that our market has become more and more difficult to gain cash flow but not impossible and many strategies to consider.
