(I fear I may need to ask the seller for more time.)- What would be considered a competitive range of rates in this environment?

We get caught up in the social media and reporting that leads to fear as opposed to action.  

The current fence(neighbors fence) is in almost dilapidated conditions and I’m fearful that this will discourage tenants in future turnovers if not dealt with so with that being said this weekend I plan to reach out to the new neighbors, I’ve already lined up one of my guys to install a new 6ft fence but it will require the demo of their current fence and the dogs to be put up while the work is being done(don’t need anybody getting bit) my question becomes though if you are a dog owner shouldn’t you be required to have a proper and safe fence or does this matter fall into my lap, I don’t want to make to make a big issue because well these neighbors could end up causing more trouble then it’s worth..

Home was built in 1932 3 bed 1 bath full basement needs work of course bad neighborhood 1 car garage its a craftsman style home ugly yellow paint on exterior....SEV is 72,000.00....comps range from 39,000.00 to 99,000.00 assuming all 20,000.00 is used to rehab my fear is it will sell for 45,000.00 but not much more and I won't make anything on the deal?!

Not really fear that kept me away, just caution.

That's my big fear with this deal.

The past year said properties have finally broke to a point they are making money again or breaking even, so i decided to get out with them in fear of the same thing happening again, thus why i feel like the values of houses have climbed to high again.

I bought my first house in MA where I reside, but have had fear of purchasing an income property.

I've tried the boric acid,borax, foggers,sprays, even professionals have come twice but I fear they will come back.
