@Andrew Steffens the pool of buyers that have six figures of cash (you really need about $150k in cash to buy a $500k STR), have some subject matter expertise, AND want to self manage is even smaller. 

Depending on property size you can expect rents between $1500-$1850. 

After working with it for two weeks, I found the software not intuitive and I still had to reach out to help desk on a daily basis trying to figure out how things worked.

With 4 rentable rooms (including the basement), I expect to generate $3,600/month with full occupancy.

I have gotten a seller's credit for my 3 existing units but to be conservative, I will assume I am paying full closing costs here.At the moment, I have ~$25k in a HYSA and expect to save another $10k from my W-2 before I start putting offers in.

Finally, someone responded on the 4th day stating they could not cancel it so I decided to wait for it rather than order a different one. 15 days later, they send me an email letting me know to expect the refund for that bedframe.

It takes longer than expected when doing most of the renovation yourself.

Even with the redactions, it's not hard to figure out based on deduction how much we are making from the rental and from my income.
