Also, breakups are significantly more frequent with unmarried couples and that creates more turnover, inability to pay rent, deposit disputes, etc. and that means no profit for the owner. 

If you asked them about me they'd probably say, "He's nice and he lives in Missouri and used to live in California" and that's about all they know about me.I've had tenants vent about things to me (break-ups, ex-spouses, work, etc.) but I mainly listen. when I'm talking it's usually a response or I talk about the property and the work I'm doing on it. 

But, if you don't want to have to deal with having to lose them all, if it's a relationship that might break up, etc., you might want to do it the way I did.  

I guess if you accept them you will find out what that means in practice.My concerns would be non payment of rent related to break up of the group, and rapid turnover leading to a search for a new tenant.

Also, clarify with original tenant, who is on lease, who is responsible to pay rent, if there is a breakup who stays and who goes. 

That way, if my original tenant decided they wanted to break up with their lover and stay, it was an easy situation. 

Our property management company here in Indianapolis has had plenty of issues with break ups and move outs etc over the years.

You don't want a nicely polished sink with a dirty looking drain :) Cabinets - I use to work for a cabinet shop to break up the color we would paint and use sandpaper on the edges to give it an aged appearance for a traditional appearance.

Think of it as a prenup and plan for a nasty breakup. 

And the 3rd year, the downfall where you the relationship can have a happy ending of a terrible get out we are done break up.
