I watched the showings and checked in with the agent frequently, they weren't getting serious interest in the first few days it was on the market.

The first thing they do is obsess over chasing leads.Without credibility, you will have a really hard time getting leads.Dress well, speak proper English, know your s&)t, have a website, that has a web presence, have a youtube channel where you educate your ideal audience, have an Instagram where you show your accomplishments, have a Facebook page with a ton of engagement, have a decent car, put a car magnet on it with your logo if you have to.

In the past 3 years, I frequently have investors who is interested in this building and asking the same question, "How much will you sell this building?".

I frequently see investors get rigid and want too high a cap rate with the starting 45 day ID period for 1031 then at last second they panic and have to get in something.

Insurance in several areas are costly possibly due to frequent fire incidents.  

This means more than just providing a clean space; it involves thoughtful touches like welcome baskets, local guides, and amenities that cater to your target audience (families, business travelers, etc.).

Interestingly, they've recently negotiated a re-purchase price with us IF we bring new funding to the table.The rehab is required for several reasons: (a) correct the damage the bank has allowed to happen to the property improvements these past few years (known problems include completely destroyed pool makeover; wild animals living inside the residence; flooring missing in sections of the rec center building; destruction of the decorative main entry gate mechanism; lots of dead landscaping; as well as latent defects not known to us such as working plumbing, HVAC & water services) AND (b) expansion & upgrading of the accommodations (converting the private residence to a 2-story lodge with the restaurant/bar, reception/check-in, movie room, public restrooms, gym/sauna/steam room/massage therapy room; enlarged pool & deck area with climate-controlled cover for year round use; conversion of former restaurant/bar building to a general store selling venue collectibles & wearables, selected pre-packaged foods, sundries, RV & camping items, bagged ice & a propane refill station; construction of a free-standing event center; free-standing cabins; enlarged & upgraded RV park with its own small restroom/coin-op laundry building; outdoor activity areas; new landscaping & fencing; new parking area & entry drives (personal car & RVs).We know our target audience having created and operated the former version of this resort for almost years creating an initial membership base numbering about 1,100. 

Some were wholesalers that we've been in contact with before they started using Investor Lift, some are outfits that we found through browsing the available properties on the platform.I've thought about joining as well as we'll wholesale deals that don't meet our investment criteria from time to time... as an agent though I lean towards buying personally, assigning directly to a client, or listing more frequently than wholesaling, so I'm just not doing enough wholesaling volume to justify the $479/mo price tag.

Farmers might lease it but it'd have to be strictly farm land to appeal to the biggest farm audience.
