You may want to amend the reporting to that of sole proprietor or take on other members.And yes, the LLC must be the entity doing the exchange.

If they do not give you any power over leasing or tenants, then there is nothing you can do except amend them, and THEN implement your procedures outlined above.

Since we have an established relationship and I have high confidence in the owner of the wholesaler business, I just said "no problem" (big mistake - wholesaler has no real control of the resident - the contract was assigned to ME and I need to protect my interest with appropriate amendments / agreements with the seller and/or resident).On Monday, oops, the guy is still there.

Would I need to amend the contract to describe the subdivided parcels in order to do a single closing?
