Sub 200k duplex's where you can meet the one percent rule with a little digging and ride the wave of appreciation as they are up and coming areas. 

Another is to ride the appreciation wave we're seeing right now and I expect will continue in the near future, even if not at the same pace we witnessed in the last 10 years.For these reasons, I think house hacking is a great strategy for new investors and I question the assumptions about scalability.
