Hi All,Pennsylvania has new legislation going into effect in January 2025 that requires wholesalers to have a real estate license in order to wholesale.

On flips, I typically JV with people 20/80... 50/50 etc. or Wholesale the deals 

I wish to market and wholesale the property (the seller is aware).

Wholesalers asking too much.

Might not use an agent if I find off market deal from wholesalers to save on commission, but fine using an agent. 

On one website I tried to find out about possible wholesale deal from ( 2014 ) that is still listed as available?
