When your doing a double close virtually and C buyer is funding both transactions is there any documents that I would need to sign and if sign could I sign them electronically or do they need to be notarized

If it can be done at a bank or currency exchange and get it notarized even better.

If not, are there any multifamily investors in Daytona Beach that might be interested in partnering?

For private placement, the manager must provide a signed and notarized valuation statement. 

For example, here in Louisiana online signatures are allowed under the local UETA if the parties agree, but not online notarizations.

I made a written notarized agreement that they would owe me the 600$x2 for the remaining 2 payments, on 12/3/16 and 01/03/16.

My divorce decree and the signature/notarized on the Quit claim deed show that when I was there, everything was current.

I did ask someone at my local title company and they told me that If I was able to get a quit claim deed signed by the previous owner and have them get it  notarized that I would be able to get title insurance on the property thus making it more marketable to sell.
