OP it’s a good idea as long as you tie the investment to the military or civil service market.

A good place to get an idea of what they look like is to go to one of the crowdfunding sites.

In making this post here on BP, I wanted to humbly come to the forum however and start from scratch in terms of idea generation as to any and all avenues to pursue in getting the word out there so as to not miss any options.

If the area is good enough and you can create enough equity, it might be a better idea to take less LTV and leave more money in the deal to create some kid of cash flow.

The second argument is that sellers often have no idea what they’re getting themselves into; that is liability, in a subject to transaction.
