I think using OPM is a brilliant strategy, but at the same time, it is imperative to have enough reserves to survive the inevitable downward cycle in the real estate market.  

I've been around for, nearly 40 years and I've survived and thrived.Anomalies do exist.

If it is free and clear look at an installment sale, give her full price with payments so you can net a positive cash flow, and the note survives her death so she can pass the note (cashflow, like an annuity)  onto her heirs instead of a property with headaches.

Survive.  

So those who suggest someone would struggle to survive on that are fortunate to suffer from the bias of being unusually wealthy.

Many older brick homes survive for a long time after settling, but if moisture is getting in through the bricks, you could be looking at repointing the buildings.  

If you want your food business to thrive and not just survive week to week then it takes much, much more for success.I have been all capacities from worker, to assistant manager, to manager, to an owner in the food industry.
