I think if you’re just starting out you may be over thinking it to want to automate everything with expensive software.

I do give discounts on the listing side to repeat clients.

Go for a local manager, not an online, discount company like Evolve or Vacasa.Try to interview several managers.

If you can't find the deals at the right discount, then maybe you can create the discount.Buy one and flip it. 

I was wondering if anyone has best practices for using the software and creating follow up campaigns as well as how to appropriately tag conversations when people either are pissed off or say they are not interest.

So far, you guys have helped me find the motivation to purchase my first investment property, find the right management software, and now I'm marketing my triplex.

It used to be almost 45% of all sales back when I started, today it's about half a percent and many are not great deals, because the work will cost more than the discount you get.

Many of the software just flat won't work otherwise!
