I would agree with Chris, I would not use debt to cover all costs and then hope to get a good pop on the sale to cover all the debt, payments and still have some in the end to make a profit to do it again.

That one was hard cost of 4200.00 and sold for 12500.00 profit of 7300.00.

All in all, everything I analyze from wholesalers, independent and large, are only giving about a $20,000 profit.

Nothing penciled out on our spreadsheet for buying and profitably running something in Denver at the moment. 

Delays like this—especially in probate—impact our timelines and profitability.

Sold 4 of our 8 Selfstorage locations to take profits off the table and pay some debt down.  

My guess is that it won’t actually take you a lot more time, just the extra fees, but those should be accounted for in your profit calculations 

So for a self-managed investment project, our gross profit is around $4690 a month.

If you wanted to, you could simply hire one of the many other PM's out there, rent the thing for $1,200+ and them sell it in 10-15 years for a healthy profit.
