Since she quit paying rent, and did not escrow the rent she owes under the terms of her lease, she probably does face eviction if she does not voluntarily vacate in response to the pay or quit notice, provided the owner wishes to take the proceedings to court.

I then left him with the advice to try and find a realtor and maybe market it himself on craigslist but to beware because that is where newbie investors that don't have a pot to you know what in go to search for their first deal so he will likely get a lot of calls from people that can't really close or have no clue what they are doing.I just wanted to help the guy out and build some trust in case he changes his mind later on down the road.

I have gotten private money from some strange sources and circumstances over the years, I just want to make sure it is in the pot for me to use, it belongs to who put it there, and I am the only one who can remove it.
