Their experience, reputation, and character are the main criteria that I look for. 

It is NOT always a great indicator of how people handle their money or what their true character is.

Your character in this is amazing.  

First things first, they have to trust your character before it gets into any numbers.

It just r, the ones people that the house is old, but not the good kind of “has character” old.

The visuals and the character, I personally think It's an illusion especially If you are not living in the home who really cares.

The area has 100 year old homes including many with leaded glass. the wood trim is pretty nice, and though it looks a little outdated/vintage it is generally considered more desirable than plain new trim from home depot, especially in this part of town where people are looking for older buildings with character.  

Plus too many STRs does change the character of a neighborhood. 

It's definitely a more clean/contemporary look, so make sure if your using it, it fits the character of the house.
