Persevere 

It takes a lot of perseverance to make it in this field, and you seem to have that in spades!  

In my experience, it takes patience and perseverance to pursue a property (for the reasons noted by Jeff Wallace in his comment above). 

Some people succeed and some fail; this is the "Law of the Jungle" and I know perseverance and enough desire can overcome any obstacles.

I agree @Katie Douglas that what you present is fairly accurate, but it comes down to overcoming obstacles (perseverance).  

The only differences from then and 27 were:I partied at 19, I didn't party at 27I didn't make my bed at 19, I made my bed at 27I didn't pay my bills at 19, I paid them at 27I didn't budget at 19, I budgeted at 27I would give up at 19, I would persevere and work hard at 27Just by your post it seems like you are responsible, you have already taken a series of steps to put yourself in a good position (while pursuing a great career).

Ultimately, those with patience and perseverance in this lovely niche stand to do very nicely for themselves.

It takes patience and perseverance but you don't need a $50K program to get started.

So I persevere and view it as building a potential pipeline of potential properties as I continue to try and source out deals for now.
