Personally, I am not a big fan of owning dirt unless there is a much larger and more lucrative plan.

I'm a big fan of equity before cash flow, so if you can make it work and don't plan on rapidly expanding your investment portfolio, this could be a way to gain equity as the tenant pays down your mortgage.

No experience with the 2 you mentioned, but I'm a fan of paying the year so I don't forget next month/quarter and the coverage lapses.

I’ve considered Texas but I’m not a fan of the property taxes.
