@Troy F. speaking from experience as a licensed real estate broker in Iowa and in the Cedar Rapids MLS, the Cedar Rapids purchase agreement specifically calls out a clause if the property is a rental property (Y or N).

It's also quite possible to buy REAL leather furniture that will last for a decade on FB Marketplace, much of it rarely used. 

I also recommend that you attend some local real estate investment meetup groups.
