I have used the Thumbtack app in the past and its helped filter out the bad contractors.

Anyone else using Zello for PTT apps?

As far as rents, you can see what is listed for rent on Zillow or spring for a rental app that will aggregate all the information and give you averages in the area.

Eg they borrow at 4% and receive say 7% giving them a profit of 3% for no money down but a little time for the loan app plus the risk associated with repaying the loan if it goes belly up - though with 20% of my cash down the risk is low for them.
