There are far too many regulations, the transaction is a much longer process, and we are talking about someone's biggest purchase.

We are in FL and I know if we had a pool, it would a deal changer. 

We are somewhat handy and would not mind fixing up the house while living in it. 3.

@Devan Praska I do not have a manual for my tenants but have created a manual for each of my properties in the event that something might happen to me and someone else would have to take over the management of them.

We are looking to invest in multi family properties in Dayton, Toledo, Cleveland or Columbus Ohio.

We are eventually going to have to address this.

In the meantime we are talking to the property manager to find other STR's in the area so we can support a fair market STR rent. 

Short of coming here and meeting face to face with them and come to a couple local REIA events to discuss, for those who are remote I would suggest getting into some of the NE Ohio REIA facebook groups to get some advice from locals.   

I would add to this account every month, allowing me to pull from it whenever there was a large repair or capex event.
