Having the game plan ready before selling helps ease the stress on what to designate on if you have the clock ticking.Also, I'm curious if you've had the property for awhile and was it your primary residence for awhile? 

There are too many good companies to there that will handle these questions with ease to waste time on any companies that can't.  

Or I can keep my current home to rent to help ease me into real estate investing and I could always sell it later with the risk being I may not be able to get as high a market price as right now.

In WA you do not have to house the tenant because rent is abated.If your state and lease currently allows 30 day notice, that would be my vote for ease.

I recommend a solid year to be safe, eliminate most risk, and make your CPA at ease but shorter time due to circumstances are ok.
