If I could afford it I would also hire out the property management of the other 3 to GOOD PM, so that I didn't have the tenants feeling they could just come down and air their grievances for dinner, plus a great PM is worth their weight in gold.

Worst that can happen is you have to pay for somewhere else for them to stay(say AC goes out, as has happened) and I paid for a hotel room while it was fixed and gave them a refund for dinner out.)
