I've even noticed that some have it in an auto-responder when the offer is submitted.I see it as a way to make you compete against your own offer.

All payments are on auto draft and on time.

.- OR get seller to agree to YOU paying the bank, setup auto-pay.- The seller can sell the house to someone else right from underneath you.  

Lastly, always enable auto pay if it is offered.

We use software, and a call center that auto routs all repairs to our vendors and they just handle it.

Since I just got my hands on expired listings, I have put all the addresses together on my pad and will hit the streets in a couple of days, but I'd like to know if there's a software (free) I can use to put all these addresses (gps) and auto arrange all the addresses by distance so I can drive from point a, to point b, to point c, etc.

Here's my story: I have good credit and no credit card, auto debt.

Real estate is unique and is not comparable to stocks or bonds or annuities or commercial paper purchased on an auto dealership!

Working on the plan to do so but the thrill for me has always been the hunt (I have dealt in classic autos for years)
