There is one trouble tenant I want to get rid of (covered all the smoke detectors and smokes inside) The problem is, they’re locked into a lease with almost an entire year left.

All the fantastic returns CA investors drool over is nothing more than smoke and mirrors.  

I'm not sure how many of my buyers would go for vacant lots so I figure it has to be a smoking deal to wholesale.  

This koala bear has been smoking too many eucalyptus leaves.

With triple net or any single tenant with gross etc. when a lender does a loan where the only income stream is one tenant they do a current value and then a dark value at the same time by the commercial appraiser.One value is with building occupied by a tenant and paying rent.

But then again the market I sell in and the type I properties I sell are smoking hot If it was slow I would probably be begging for ANYTHING lol

I am north west of Dayton in Darke county OH.

It is smoke and mirrors, slight of hand investing.

Many appear dark day in and day out, even late into the evening when I get stuck at work.  

Maybe those guys are just blowing smoke and we are believing it, however I do not think that is the case.
