It's cheaper to be strict upfront with slightly longer vacancy than have unpaid rent in the future. 

A like-for-like property in Mexico is much generally cheaper than in the US but properties in great locations aren't that cheap that you can pay cash for 4 properties with $400k (unless they're minuscule) but you could use financing if you have access to it.8.

They can do it for more money than people online, just make sure that the people online if you go the cheaper route are going to get you and your contractor what you need! 

He has actually bought properties for the same if not cheaper valuation in this cycle.

Use cheaper future dollars.But one of my personal rules- It's your money, your right, even if you're wrong. 

From there do your normal due diligence, and remember that cheaper is rarely better.

So say you had $100k investment, when that ends up being $50k returned and it’s three years later there will be some pain Yes I can say 90 percent of the fund level are in trouble , either capital call or they try to exit within cost or they purchase swap to hedge , with the capital call of course , I would say all LP in 2020 2021 are losing money … hence they try to redempt from good investment like HML.most syndication uses floating rate back then … hopefully by this time the cost for swap is cheaper so they can hedge their loss a bit currently most of them can’t even meet the SOFR portion of the debt. 

But we should keep in mind that human expectations will change as the capabilities becomes cheaper and faster.
