Not to cast judgement but a mentor who does not understand how to secure their role and profit doesn't seem to be a very good mentor.  

My husband found Bigger Pockets some time ago, and I have recently joined BP...we love all the good information shared and listening to the pod casts.

I have zero experience in the field except from what I hear them talk about on the pod cast but hope to learn a lot from everyone. 

I am very green and have learned allot from BP, the pod casts, and books, but have yet to do a deal.My question is this: how can a first time'r best use 100k to invest in real estate? 

It's like fishing if you bait that hook just right and keep casting, you will get a bite, and you should be able to reel it in.

I think we need to cast our net further out and have started looking into small multi-unit complexes in other parts of Texas.

try getting a primer called gripper by gliddon and after cleaning reall good spray that primer on its verry tough then try spraying on a glossy white oil paint also verry tough I think it will last along time I did this to my pink tub and it seems verry durrable so far, cast iron tubs are much better than the thin sheet metal ones.

Look for a small round concrete or cast iron lid in the yard.

Of course in everything we do, there will always be those that cast a shadow over an industry.

So this post is a little old however I thought I would throw in my two cents in a possible option for more cast flow.Instead of selling the income property for approximately $340K, how about taking a heloc out against it.
