talk to a few banks to find out how loans work and what the costs are, then if those numbers work a few builders to find out timelines.

There is a HUGE lack of builders and tradespeople in the area and that alone, I believe, will keep driving prices indefinitely.

Aaron,If you have the info on who insured the Builder you could file a claim. 

To make a long, expensive story short, we discovered that builder failed to insulate an entire 3rd attic space and didn't seal wall cavities up in the main attic or insulate chases properly (Inspector failed too). 

As long as the city does not hammer the builder with connection fees  ( or waives them would be best) I can see this working well as long as folks will pay that much to live there and of course Schools will dictate how well it will do long run.
