I have already bought a LLC, started sending out yellow letters, putting out bandit signs, cold calling & social media marketing.

If you market they will come but it's gotten to the point where you have to cold call unless you want to spend thousands for marketing thereby requiring you to get the SFRs cheaper. 

Is it cold calling, direct mail, open houses, google/Facebook ads etc.

If one unit is a little too cold, they grab a $30 electric space heater and all is good.Not as nice as having separate furnaces, but easier and way cheaper than doing a complex HVAC job. 

If you're doing cold calling daily, I'd figure you'd go way past that.

At least it is in cold climates.

The look on their faces a year later after I sold it was bitter sweet priceless.

When you are making offers on properties that are not on the market is it properties that are off market but in association through another realtor or is it pretty much cold calling land owners to see if they want to sell?
