My investor bought it for 65k with the intent to gut the house and sell as a nice fully rehabbed 3 bed.

It turned out there were aluminum wires so we upgraded the electrical service, removed all of the walls so we could rewire the house (4 bed 2 bath).

There was a space in the basement we debated making into a legal 3rd bedroom (this was only 2 beds which did make us sweat some), but ultimately decided that the juice wasn't worth the squeeze.

In brief i found it was plenty helpful for me to get started on my RAL journey and previously i posted about my experience in starting my own house in Scottsdale (a 10 bed/10 bath) facility.

Certainly it was not an investor experience, unless you were a hotel or ACTUAL BED & BREAKFAST OWNER. 

The downstairs unit (1 bed/1 bath) I'm currently living in but I need to move back to Los Angeles at the end of the month.

Looking at a unique property which is a 4 bed / 2.5 ba main house, with what is essentially a 5 room motel semi-connected to the main house via a breezeway.  

Based on their website the standard payment for a 3-bed is $1,423 but that seems really high to me.

If one of the units you will occupy is larger in GLA/bed/bath count its okay or if its closer to work or school.
