So we show up and the tenant did not answer the door as we stood there. come to find out when the cop went in he said for us to go wait in the car.. guy left his wallet and a letter on table. cop knew what that meant.. and this poor guy shot himself in the back yard.but It did not occur to me that these folks could be armed and potentially use those guns. and all the times i had tried to talk to him I even bought half of his stuff to try to help him move ( tools and such).. but it scared me he could have looked at me as the big bad guy that bought his home at auction then was evicting him and well he shoots me :(  there is risk in landlording that many just dont quite fathom.. 

The truss structure would be similar to a larger roof but due to the likely small square footage the weight is less of a concern.Strip it down in the summer and install a new layer.

If the mold is really bad in there you may need to pull any affected insulation out, possibly replace some of the decking, maybe the trusses are even rotting, it’s hard to say without seeing it myself but the root cause is likely lack of ventilation.

I just stood and took it, I made a comment every few minutes just to keep him going.

Tenant  was complaining the crapper wasn’t flushing right so I had my handyman go fix The old toilet and he cleaned crusty poop out from under the rim with his hands while the tenant stood and watched .. he got the pressure working and flush returned .

The next storm I stood outside myself watching the water move away from the house like a beautifully orchestrated symphony. 

A great case study for the open plan addition is Wright's 1953 Exposition House, which once stood on the site where is now the Guggenheim Museum - making it probably the only 'Atomic Ranch' ever built in Manhattan :)  

One thing that stood out to me in the presentation was he stated multi family owners could turn underneath garage parking into ADU's so I am sure your Triplex lot would qualify in SLA.  

Not too long ago there was a newbie wholesaler here on Bigger Pockets who had found his first deal and stood to make a $25,000 wholesale fee but the seller was insisting on a $2,000 earnest money deposit and this kid didnt have it.

A couple of questions:Firstly, House Flipping has definitely stood out to me as the strategy that I want to learn about and get into, however, starting out, I want to buy a house that I can live in (potentially multi-family to take the house hacking approach?).
