I'm in the Tacoma, WA area and there are more REO's on the market in my county than I've ever seen.

I forgot to mention above.One story on BP in a wholesalers thread mentions a wholesaler who was sued for damages by an occupant who hired movers, rented another place based on a signed contract with a wholesaler who canceled at the last minute (as they some times do).

I have a very motivated seller who lives in San Diego, but owns 2 homes in Tacoma WA.

We would love to work with someone local (in the Tacoma) area, especially that knows the market.

Eventually we had to do and eviction, gave them another 30 days to get a new lace and get past the holidays, then had to send the sherif and a mover.
