I would pick a major tourist destination where it wasn't saturated with STR's already.That would take some research but you could google top vacation destinations and find a place you would go on vacation.

From my research, it seems the first year that it is put in service is when you can bonus it.

Collection is on time, they address repairs promptly, leases get renewed and increased based on market research.

I live in Tampa FL and housing prices are ridiculously expensive and from a basic research I’m pretty sure I could build cheaper.

When there is no court involved there is no case number (that's a simple indicator to look for in a notice if you have not researched the details of the property code) so you have to look elsewhere, but, where and what to look for?

This was hilarious and reminds me of a NYC apartment, not a multi in Ohio - (they put the shower in the living room, and you can't open the oven all the way in the kitchen, absolutely ridiculous).I will look on a map to see where Troy is and see if there are any meetups near you.Thank you, tried to do as much research and legwork as I could before the deal as possible. 

Make sure you research rental licensing requirement per municipality as they very greatly and make some cities a real pain to deal with.
