Most "local" QIs you'll work with are actually reps for large national companies. 

That being said, when it comes to housing prices nationally and locally, there are many factors besides inflation to consider besides just property values.

So here it goes....I bought first single family home (2000sqft) 2 yrs ago in Cedar Park, TX area during peak of market craze at 5% 30yr fixed for around $540k (spent about 10K more replacing hvac etc) with monthly payment of $3600-$4000 and the market corrected sharply to a point comparable homes are not selling even for 440k with a nice pool in them.

Especially if you can provide information on the syndication he's trying to organize, this could have regional/national implications.

Currently, Cleveland has one of the lowest price/rent ratios in the Nation, with the average home price being $187k and the average rent being $1,416/Mo. 

B+ is mostOf the suburbs around the city, pockets of south Buffalo like Caz park, some of the West side bordering the Elmwood village and some of North Buffalo.

We have DSCR loans (non-construction) for foreign nationals.

And with more renovations, you will start to get better at ball parking things, but even then you will always uncover items, so make sure you are baking in enough profit, even after conservative renovation budgets to feel confident you won't lose money.

And make sure you have enough parking. 

Because tenants tend to be really stable, they are easy to manage though so they can still make sense for someone looking to park money into real estate with the least amount of hassle (property funds itself, tenants pay off mortgage over time but little to no cash flow).
